HOUSE AND LAND PACKAGE

The land advertised in this package is not owned by B1 Homes and can be purchased directly from the Developer/Owner. B1 Homes may receive a marketing referral from the Developer/Owner of the land and this may or may not be credited towards the house and land package. B1 Homes have authority by the land owner to include the land price for demonstration purposes only. B1 Homes works closely with the Developer and/or their Selling Agent and will gladly assist to offer a similar sized & priced lot and the package prices adjusted accordingly. The house design may vary to comply with design guidelines, DAP’s, estate covenants or any other land developer requirements. Any cost associations for the changes that might be needed will be paid for by the purchaser. A Lump Sum Build Contract (LSBC) contract will be entered into with B1 Homes for the home construction and site works, and a separate land contract must be entered into with the partnered developer as B1 Homes do not own the land.
HOUSE AND LAND PACKAGE PRICING
Home Loan applications are subject to lenders approval. This is a guide only and each application needs to be assessed to ensure it is in the best interest of the borrower and their circumstances. Repayments are based on the house and land package purchase price minus 6% deposit and $10,000 First Home Owners Grant. First Homers grant is subject to approval by Office of State Revenue WA. Loan Repayments are based on a principle and interest repayment First Home Owner loan Variable Rate of 6.3% The interest rate is effective 18/01/2024 and is subject to change. Lenders Mortgage Insurance has been included, other fees & charges may be required.
B1 BE SURE GUARANTEE
12 Month Price Hold Period
KEY MILESTONES AND SPECIAL CONDITIONS B1 Homes will hold the price of the home for 12 months for all owners who have authorised a PPA on or after 1 October 2023. The owners will need to complete their Prestart meeting and provide B1 Homes with their Authorised Building Contract (including all variations), unconditional finance approval, confirmation of Land Settlement showing the Certificate of Title in the Owner’s name/names and all requirements to ensure the Builder can obtain Local Government, Water and Developer approvals within 6 months of PPA signing. The Price Hold Guarantee applies to the home and its inclusions but does not apply to any Provisional Sum items or unforeseen costs that are unable to be finalised at either the time of signing the PPA or Contract.
12 Month Build Guarantee
KEY MILESTONES & SPECIAL CONDITIONS: B1 Homes commits to a 12 Month Build Guarantee (52 Business Weeks) for standard base model homes with no structural changes. Contract value of up to $300,000.00 including GST. The Build Guarantee excludes homes with Turn Key items (internal wall painting, main area floor coverings, bedroom floor coverings, window treatments, landscaping, additional paving and fencing). 52 Business Weeks construction timeline is calculated from completion of the slab pour to the date of the Practical Completion inspection. A business week excludes public holidays, the Christmas closure and any other closure that impacts the Construction industry. Any delays on site caused by the Owner, including but not limited to late payments, will void this offer.
EFFECT OF BREACH OF THE GUARANTEE BUILD TIME: If the Guarantee is not met, B1 Homes will pay you $400 for each complete week from the expiration of the Guaranteed time-frame, until the day the construction of the house concludes, for a maximum of 10 weeks. Such payment will be the full extent of B1 Homes’ liability to you for failing to meet the Guarantee. Penalty payments will be deducted from the final progress payment.
12 Month Maintenance Period
KEY MILESTONES & SPECIAL CONDITIONS: B1 Homes extends its standard Maintenance Period, otherwise known as the Building Defect Liability Period, to 12 months from the date of Practical completion. The 12 Month Maintenance Period will cover Faulty and Defective Workmanship that occurs during construction and only becomes apparent after Key Handover has occurred. It is the Owner’s responsibility to report such defects to the Builder within 12 months of Practical Completion of the home.
